Suggested Qualifications for Residency
- A copy of the driver's license and Social Security card is required for all applicants.
- A non-refundable application fee of $35.00 per applicant must be received.
Employment
- Must have verifiable employment
- Single individuals, or a married couple, must make 3 times the monthly rent (gross pay)
- Roomates must each make 2 times the monthly rent (gross pay)
Rental Reference
- Must be for at least the previous 12 months. If there is no rental reference available, good credit is mandatory.
- A poor rental reference will result in the denial of the application.
Credit Reference
- Any collection, judgement, lien, or garnishment apppearing on the applicant's credit report, must be paid off prior to signing this application for rental.
- If the applicant's credit rating is questionable (rated between "4" and "9"), the application can be rejected from consideration
- A credit rating of "2" or "3" will be acceptable provided there are also two additional lines of outstanding credit (a credit rating of "1")
- Bankrupties must be at least 2 years old.
- Accounts with Consumer Credit Counseling Service (or an applicable service) will be acceptable as long as account been consistantly and satisfactorily paid for a period of 18 consecutive months.
Pets
- Pets will be allowed provided they are no more than 35 pounds in weight.
- No more than 2 pets will be allowed on the premises.
Total Number of Occupants
- There shall be no more than two people per bedroom allowed as residents of the property.
